Step-by-Step Property Purchase Process in Northern Cyprus by CHF

Property selection

We select properties for you based on your requirements and organize online showings and online presentations with developers. Once you receive the detailed information, you choose a property.

Once you have found your ideal property, we will help you reserve it by preparing a Reservation Agreement and securing it with a reservation deposit.

This ensures that the property is safely reserved for you and removed from the market, giving you peace of mind while the legal process begins.

Deposit, Legal Checks and Due Diligence

A qualified independent lawyer will carefully verify all legal aspects of the property, including ownership, title deed status, and any legal or financial obligations.

Your security and confidence are our highest priority, and we will guide you through this step with complete transparency. It is possible to sign a deposit contract before signing the main contract. In this case, you transfer the deposit amount to the developer and get a receipt from the accounting department.

After selecting the property, you send the agency a scan copy of your passport and the names of your father and mother in Latin characters as in their international passports. The agency needs this information in order to issue you a tax number in Northern Cyprus.

Filling out the contract

The developer fills out the contract, entering your passport details and Turkish tax number. The contract specifies all the terms of the deal: availability of installments, payment schedule, apartment configuration, layout and other conditions.

Contract signing

After all checks are completed, the Sales Contract will be prepared and signed. This document will officially protect your rights as the future owner. Once the contract is filled out, scanned copies of the document are sent to you in any messenger or email to print and sign.

Your signed scan copy of the contract is sent back to the builder. It is signed by a representative of the developer and the real estate agency. At this stage, an agreed portion of the purchase price is paid, and the contract is registered with the Land Registry Office.

Application for Purchase Permission

Once the contract is signed by all parties, a scan copy is sent to you. Upon request, the original document can be sent by international mail.

Foreign buyers are required to obtain official purchase permission from the government. Please rest assured, this is a standard and straightforward procedure.

Payment

Next, you proceed to the payment procedure. Payment via bank account, proof of payment: bank receipt. Payment: cash, proof of payment: receipt from the developer’s accounting office.

Completion and Title Deed Transfer

Once all payments are completed and permission is granted, the Title Deed will be transferred into your name. This marks the final and most rewarding step — you officially become the owner of your beautiful property in Northern Cyprus.

Receipt of documents

Once the property construction is completed, the developer will issue the documents required to obtain ownership rights (TAPU). You can apply for TAPU on your own when you fly to Turkey. It is also possible to issue a Power of Attorney to a representative of the developer or an Estate Invest agent, who will execute the TAPU without your participation.

The final package of documents will be sent to you by international mail or handed over to your CHF representative in Northern Cyprus.
